Buyer Home Inspection in the Denver Metro
A full roof-to-foundation inspection with thermal imaging available, a walkthrough of every finding on site, and a report within 48 hours. Performed by a former structural engineer.
Everything you cannot see on a showing, checked by someone who used to design buildings.
The inspection covers structure, roof, exterior, grading and drainage, electrical, plumbing, heating and cooling, insulation and ventilation, interiors, and the attached garage. Each system is operated, not just looked at. Thermal imaging is available as an add-on, covering every wall, ceiling and panel.
Colorado adds its own list: expansive clay under the foundation, hail on the roof, moisture behind finished basement walls and clay sewer laterals under older streets. Justin's engineering background is what makes the foundation and drainage portion of this inspection different from a checklist.
Depending on size and age. You are welcome for the whole thing.
Web and PDF with photos and a repair request list.
Moisture, missing insulation and overheating electrical the eye cannot see. Ask about adding it to your inspection.
If Justin misses something covered by the InterNACHI Standards of Practice, InterNACHI buys the home back for the price you paid. Valid 90 days after closing, included at no charge.
Roof to foundation, then a walkthrough you can follow.
Plan for the last 45 minutes on site. That is when Justin walks the house with you and talks through each finding and what a repair typically costs.
- 1 Exterior, roof and grading
Roof covering and flashing, siding, windows, decks, drainage away from the foundation. Walked where safe, drone where not.
- 2 Structure and foundation
Crack mapping, floor slope, void forms, moisture. Read the way an engineer reads it, explained the way a neighbor would.
- 3 Systems
Electrical panel and outlets, plumbing supply and drain, water heater, furnace and A/C operated and tested.
- 4 Interior, attic and thermal scan
Every room, the attic, the crawlspace, and an infrared pass over all walls and ceilings.
The report is built for the objection deadline.
Colorado contracts give you a short window to object or walk. The report is organized so you and your agent can act inside it: significant items first, maintenance second, and a repair request list you build with a click.
Home inspection questions
How soon can you get me scheduled?
Usually within 2 to 3 days, including weekends.
Should I attend?
Yes, at least for the last 45 minutes. The walkthrough is where you learn the house.
What is not included?
Anything hidden behind finished walls, inside sealed systems or under snow. Specialty tests like sewer scope and mold are add-ons so you only pay for what the house needs.
Do you inspect townhomes and condos?
Yes. HOA-maintained components are noted so you know what is yours.
How is a former engineer different?
Most inspectors can tell you a wall is cracked. Justin can tell you why, whether it is still moving, and what the fix involves.
Is the Buy-Back Guarantee really free?
Yes. It is an InterNACHI member benefit included with every inspection.
