Mold Testing in the Denver Metro

Lab-analyzed air and surface samples with results in 4 days or faster. For buyers who found a stain or a smell, and homeowners who want an answer instead of a guess.

Flashlight across attic trusses
Attics and basements are where metro mold hides
What it is, and why it matters here

Colorado is dry. Colorado basements are not.

Mold needs moisture, and metro homes supply it in predictable places: finished basements over damp slabs, attics with bath fans venting into the insulation, window wells that flood in a July storm, and swamp coolers left connected through winter. The visible stain is often the smallest part.

Testing tells you what species are present and how indoor counts compare to the air outside. That is what a remediation contractor, a doctor or a seller negotiation actually needs.

3-sample test
4days

Two indoor air samples plus an outdoor control. Faster results available.

2-sample test
4days

One indoor air sample plus an outdoor control.

Rush options
1–3days

Expedited lab turnaround for buyers under deadline.

Thermal imaging first

Every mold test starts with an infrared scan to find the moisture source. A test without finding the source is only half an answer.

How the test works

Find the moisture, sample the air, compare to outside.

Air samples are drawn through spore-trap cassettes and sent to an accredited lab. Surface swabs are added where there is visible growth.

Day 0
Thermal scan, sampling, cassettes shipped to lab
Days 1–3
Lab analysis (rush options)
Day 4
Written report with species, counts and plain-language interpretation
  1. 1
    Moisture investigation

Thermal camera and moisture meter locate the source: plumbing leak, grading, condensation or past flooding.

  2. 2
    Air sampling

Calibrated pump draws a timed sample in each area of concern plus one outdoors as the baseline.

  3. 3
    Surface samples

Tape lifts or swabs on visible growth to identify species.

  4. 4
    Lab report and interpretation

Accredited lab results with Justin's notes on what the counts mean and what to do next.

If results are elevated

A positive result comes with a plan, not a panic.

Most elevated results trace to a fixable moisture problem. The report says where the moisture is coming from, which is what remediation quotes depend on.

1
Fix the water first
Remediation without fixing the source grows back. The report identifies the source.
2
Get remediation quotes
Justin does not remediate, so his findings are not a sales pitch. He will point you to licensed contractors.
3
Clearance test
Post-remediation sampling confirms counts are back to normal before you close or move in.

Mold testing questions

I can see mold. Do I still need a test?

If you want to know species and spread, or you are negotiating with a seller, yes. If it is a small area in a shower, often no. Justin will tell you honestly.

How fast can I get results?

Standard is 4 days. Rush options bring that to 3, 2 or 1 day for an added lab fee.

Is black mold always dangerous?

Color does not identify species. Lab analysis does.

Can mold testing be added to a home inspection?

Yes, and the inspection's thermal scan often flags where to sample.

Does the seller need to do anything?

No special preparation. Normal HVAC operation is fine.

What about musty smells with no visible mold?

That is the most common reason people call. Air sampling is designed for exactly that case.
